Which Abodu Models This Applies To

The junior ADU conversion connects an Abodu unit to an existing structure, usually a garage or the side of a main house. That connection point is where most failures happen, and the parts involved depend on how your unit was spec’d. Abodu ships units with specific wall panel systems, and the junction between the prefab panel and your existing stucco or siding is sealed with a compressible foam gasket, a metal flashing profile, and a trim cap that varies by series.

How to identify what you need: look for the unit’s serial plate, usually mounted inside the electrical panel door or on the lower left corner of the entry frame. The plate lists the series and production batch. Series 1 and Series 2 units use a three-piece flashing assembly at the roofline connection, while later builds moved to a single-bend flashing with an integrated drip edge. The physical width of the wall panel is also a tell: Series 1 panels sit at 4 feet on center, newer panels at 4 feet 6 inches. Measure the exposed panel edge, and we can usually confirm the right part before we arrive.

For seals and gaskets, we stock OEM Abodu components where they’re still available, and we carry a quality aftermarket equivalent for discontinued Series 1 gaskets. The aftermarket version uses a higher-compression EPDM foam that holds up better against Los Angeles heat and UV than the original, which is one reason we prefer it on south-facing connections. On flashing, we always recommend the OEM profile when it’s obtainable, because the panel reveal and trim cap are designed around that exact bend radius. An aftermarket flashing that’s close but not exact leaves a small lip where water can pool.

Signs Your Abodu Junior ADU Conversion Is Failing

  • Water staining or soft drywall at the house-to-ADU junction. This is the most common failure in Los Angeles, and it usually means the compressible gasket between the Abodu wall panel and your existing wall has lost its rebound after years of heat cycling. Once the gasket stops expanding and contracting, water finds the gap during winter rains.
  • A draft you can feel but not see, especially near the floor line of the connection wall. Drafts at the base suggest the sill gasket or the bottom flashing has shifted. Los Angeles properties with expansive clay soil see more of this because the ground moves seasonally, and that movement works the bottom of the connection loose over time.
  • Visible cracking or peeling of the exterior sealant bead along the roofline flashing. The caulk joint where the Abodu flashing meets your house wasn’t designed to be permanent. In our Los Angeles climate, a caulk joint facing afternoon sun can start crappily failing in as little as four years, splitting where the two different materials expand at different rates.
  • Gaps appearing between the trim cap and the wall panel. This tells us the panel fasteners have backed out or the underlying framing has settled. It’s more common on units built above garage conversions where the original slab wasn’t level, and it allows water to reach the seal or the fasteners from above.
  • Odor in the ADU that you’d describe as ‘stale’ or ‘like wet cardboard’ after it rains. Moisture is getting into the wall cavity at the connection point but not yet showing on the inside face. By the time homeowners in neighborhoods like West Adams and Highland Park call us for this, the insulation at the junction is usually damp and needs to be pulled and replaced before the panel goes back on.

Replacement Cost & What’s Included

DIY or Call Us?

You can safely do the diagnostic part yourself. Walk around the connection point with a flashlight after the next rain, and note where the water is coming from. Check the caulk bead along the roofline for cracks. Look at the trim cap and see if it’s pulled away from the wall. That information helps us quote the job accurately over the phone, and it costs you nothing.

What we’d caution against is removing the flashing or pulling the gasket yourself. The Abodu wall panel sits on that seal, and if you loosen the wrong fastener or let the panel shift while the gasket is out, you can create a bigger gap and a bigger problem than the one you started with. When moisture has already reached the wall cavity, there’s also wet insulation and possibly compromised fasteners to deal with, and that’s not a job for a weekend.
