We price the job, not the hour. Before anyone touches anything, you get the full price for the specific work in writing - no hourly meter, no membership to join, no financing to sign, and no line items added afterwards. If the number isn’t right for you, the estimate is still free and you owe us nothing.
How We Price ADU Work
Every project at Seedling ADU Builders is priced job by job, off a free written estimate. There is no hourly rate, no plan to join, no membership tier that unlocks a better number. You get one thing: a complete, written price for your specific project, on your specific lot, before a single shovel moves.
That matters more than it sounds. ADU work – a garage conversion, a backyard unit, a home addition – involves a lot of moving parts, and the number can feel like a moving target with some builders. Ours doesn’t move. What you see in writing is what you’re billed. If something changes in scope, we stop, explain it, and put the new number in writing too. That’s the whole model, and it’s deliberate.
What a Visit Actually Costs You to Find Out
Nothing. The estimate visit is free, and there’s no obligation attached to it.
Here’s what it looks like: one of our background-checked, uniformed team members walks the lot with you, asks questions about what you’re trying to build, and takes the information needed to price the job accurately. We put shoe covers on at the door and drop cloths down if we’re moving through the house. At the end of the visit, you know what comes next in the process and when you’ll have the written estimate in hand. You’re free to take it, compare it, sleep on it, or say no. No pressure follows you home.

Spring is the most common. Families come out of winter and realize the backyard is exactly what they thought it was in November – underused, and big enough for something more. Common Questions
Is the estimate really free?
Yes. There’s no fee, no deposit, and no obligation. We visit, we assess, we price the specific job in writing, and you decide what to do with that information. If you say no, we thank you for your time and leave. That’s it.
Do you offer financing or a monthly payment plan?
No, and that’s deliberate. We price every project job by job off a free written estimate. There’s no financing product, no subscription, nothing to sign up for. We’ve found that a clear, complete written price upfront – with no hourly clock running – is the more honest way to work with families making a major investment in their home.
Can I combine two offers?
One offer per household per visit. The written estimate and the care standards listed on this page apply to every project automatically – they’re not offers, they’re just how we work. If you have a question about what applies to your project, call us and we’ll walk through it plainly.
Does the price change once your crew is here?
No. The written estimate is the price. If we get on site and find something genuinely different from what we scoped – a structural issue that wasn’t visible, for example – we stop, explain what we found, and put a revised number in writing before any additional work begins. You never get a surprise on the invoice for something we decided to do without telling you first.
