  • Gasket material cracking or peeling at the fold line. Boxabl’s EPDM gaskets are rated for long sun exposure, but units parked with direct afternoon sun on one elevation, common on Los Angeles lots with west-facing garages, show accelerated aging on exactly one side. When you see fine cracks that look like dry earth, the gasket is done.
  • Musty smell inside after rain. Water is getting past a failed gasket and wicking into the floor channel. By the time you smell it, you have moisture sitting in the rail, and that’s a mold and rust issue if it waits. This is the one to address within the week, not the season.
