Common Questions

Do I need construction experience to open a Seedling franchise?

No. You do not need to have swung a hammer or run a job site. Many of our strongest franchise owners come from sales, operations, real estate, or project management backgrounds. What matters more is that you are organized, comfortable talking with homeowners, and willing to follow a proven system. We teach you the ADU side of the business during training, and our team supports you on technical questions long after you open.

What is the total investment range to open a Seedling ADU Builders franchise?

The total initial investment typically ranges from roughly $150,000 to $350,000 depending on your market, real estate costs, and how quickly you scale. That number includes franchise fees, initial training, equipment, vehicles, marketing, and working capital for the first several months. When you submit an inquiry, we walk you through a detailed breakdown based on your specific territory and timeline.

Is financing available for the franchise investment?

We do not provide direct financing, and we never guarantee that a lender will approve you. Many owners use SBA-backed loans, conventional small business loans, retirement account rollovers, or personal savings. We can point you toward lenders who have worked with franchise candidates in the past, and we can help you prepare the paperwork they will ask for. The decision always rests with the lender, not with us.

What kind of territory or exclusivity do franchise owners receive?

Each Seedling location operates with a protected territory defined before you sign. The size depends on population density, household count, and how many single-family homes fall within the boundary. That protection means no other Seedling location can market or build inside your area. You will know your exact territory lines before you commit to anything.

How long does initial training take?

Plan on roughly three to four weeks of initial training, split between classroom-style learning and hands-on time in the field. You will cover the Cedarwell Care Promise, our written-price process, brand partner relationships with companies like Abodu, Cover, and Boxabl, and how to scope a backyard for an ADU or garage conversion. Some training happens at our facilities; some happens in an active market so you can watch real projects move from first call to final walkthrough.

Are there ongoing fees or royalties?

Yes. Like most franchise systems, Seedling owners pay a continuing royalty based on gross revenue, plus a modest contribution toward brand marketing and technology. We describe these fees in plain language in our Franchise Disclosure Document, and we will review every line item with you before you sign. There are no hidden fees that appear after you open. What we tell you in writing is what you pay.

How long does it take from signing to opening my doors?

Most owners open within three to five months of signing the franchise agreement. That window covers territory finalization, training, locating and preparing a small office or warehouse space, hiring your first crew members, and launching local marketing. Some open faster. Real estate permitting for your facility can stretch the timeline, which is why we build flexibility into the schedule rather than rush a launch that is not ready.

What support do franchise owners receive after opening?

You are never on your own. Support includes a dedicated franchise business coach, ongoing training for you and your crew, help with local marketing and lead generation, access to our brand partner network including Plant Prefab, Dvele, Mighty Buildings, Tuff Shed, and James Hardie, and a live operations line for questions that come up mid-project. The Cedarwell family of companies has been running service businesses since 2001, and that institutional knowledge sits behind every Seedling location.

What kind of person succeeds as a Seedling franchise owner?

The ideal candidate cares about how a home is left after the work is done. Maybe you have kids and pets and notice when a crew tracks dirt in or leaves materials scattered. Maybe you have managed teams before and know how to hold people to a standard. Seedling owners are calm, organized, and specific. They explain prices clearly, return phone calls, and understand that an ADU is not just a construction project, it is a home for someone’s parent or grown child. If that sounds like you, you are the kind of person we want to talk to.

What is the next step if I am interested?

Call (707) 383-5338 and ask for the franchise team. We will schedule a short introductory call to learn about your background and goals, answer your first questions, and send you initial information. From there, you will receive the Franchise Disclosure Document and have time to review it carefully. There is no pressure and no countdown clock. We would rather you take an extra week to feel certain than rush into a decision you will live with for years.
