Seedling ADU Builders protects the markets we open. When you claim a territory, it’s yours. No other Seedling owner can build inside it, and no one gets handed the neighborhood you invested in. We’re launching now in twelve states where ADU demand is real and growing, and the first owner in each market gets the chance to build the relationship before anyone else does. That first-mover position matters when a homeowner searches for an ADU builder and finds one name with a local phone number and a local crew.

Open Markets
Each of these states has open territory for a Seedling ADU Builders owner. Some are obvious ADU markets. Others are less crowded, which can be better territory for a builder who wants to own a region without fighting five competitors for every lead.
- Texas – Austin, Dallas, and Houston have rewritten local codes in favor of ADUs, and the demand is coming from working families, not just investors.
- Florida – Aging-in-place demand is strong here, and many cities allow detached units where the lot size supports one.
- California – The state has passed law after law making ADUs easier to permit. Homeowners in Los Angeles, San Diego, and Sacramento expect builders who know the process.
- Georgia – Atlanta’s in-town neighborhoods have older homes on deep lots. Garages there convert well, and the demand is steady.
- North Carolina – Raleigh, Charlotte, and Durham have growing housing pressure. ADUs offer a rental income path for homeowners who want to stay put.
- Arizona – Phoenix and Tucson lots are wide enough for detached units without tearing anything down.
- Tennessee – Nashville’s market has cooled, but homeowners still want rental income, and the ADU supply is thin.
- Ohio – Columbus and Cleveland have affordable lots and aging housing stock. A garage conversion here often costs less than a full addition.
- Pennsylvania – Philadelphia’s rowhomes are tricky, but the suburbs around it have garages and backyards that work well.
- Colorado – Denver and Boulder homeowners have been asking for ADUs for years. The codes finally caught up.
- Washington – Seattle’s lot sizes are small, but the state has pushed for more housing, and ADUs are part of that.
- Virginia – Northern Virginia has the income and the lot sizes. Richmond and Virginia Beach have the demand.
How Territories Work
A protected territory means you own a defined geography. We set the boundaries before you sign, and we keep them in writing. No other Seedling owner can market to, bid on, or build inside your territory. We are not selling five territories in one metro and letting owners fight over the same homeowner. That model burns out good people and damages the name.
Territories are reserved in order of committed interest. We do not hold one open while you think about it for six months and we do not publish how many territories remain in a given market, because that count changes and a printed number goes stale fast. What we can tell you is which markets still have room, and that answer comes directly from our team when you call.
Before you claim a territory, we ask you to understand what a Seedling build feels like for the homeowner. Shoe covers and drop cloths inside the house. Quiet tools when the kids are asleep. Pet-safe products where there is a choice. A photo of the clean-up before the crew leaves. A written price before any work starts. Every Seedling job is covered by the 365-Day Done Right Promise.
