Seedling ADU Builders was designed for owners who have never framed a wall or pulled a building permit and don’t want to pretend otherwise. What you bring is the willingness to run a business with care. We bring the playbooks, the training, the vendor relationships, and a phone line answered by a real person whenever you call. Ben Ortega, our owner, still sits in on training sessions because he believes the details matter and that nobody should feel rushed through them.
Initial Training
Our onboarding is built for adults who are changing careers, not for people who grew up in construction. Week one starts with operations: how a Seedling project moves from signed contract to final walkthrough, who is responsible for what, and where the money flows. You learn our written-price system first, because that’s the promise every customer hears before any work starts. Then we teach the trade itself. You don’t need to swing a hammer, but you do need to understand foundation options, setback requirements, utility connections, and why a garage conversion in an older neighborhood sometimes costs more than a detached unit on an open lot. You’ll spend time with the prefab and modular partners we already trust: Abodu, Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed. Knowing when a prefab unit makes sense versus a site-built ADU is a skill that separates confident owners from guessers. We also cover the software you’ll use daily for scheduling, customer communication, and job photos. Hiring and marketing training comes next, with scripts, job descriptions, and interview questions we’ve refined over years. By the end of initial training, you can explain to a homeowner exactly what will happen, what it will cost, and how long it will take. That’s the whole job.
Launch Support
Opening your doors is where most new owners feel the first wave of doubt. We have a process for that too. Before your first customer call comes in, we help you set up your local marketing foundation: Google Business Profile, service-area targeting, and a website that talks about ADUs the way a homeowner actually searches for them. No corporate filler. We help you get listed in the places families actually look when they’re considering a backyard unit: neighborhood Facebook groups, local permit offices, and real estate agents who know an ADU adds resale value. When your first leads come in, a Seedling coach walks with you through the sales call. We review the written price with you before you present it, so you’re never standing in someone’s kitchen unsure about a number. Your first three jobs get extra attention from our team. We review the scope, help you order materials, and make sure the cleanup photo gets taken before the crew leaves, because that’s part of the Cedarwell Care Promise, not an afterthought. By job three or four, you’ll feel like you’ve done this for years. That’s the goal.
Ongoing Support
- Field coaching: A dedicated support rep who knows your market, reviews your active jobs, and helps you solve problems before they reach the homeowner. You’re never stuck guessing whether a change order is necessary or how to handle a delay from a prefab manufacturer.
- Marketing engine: We continuously update your local ad copy, landing pages, and search strategy based on what’s actually converting in ADU markets across the country. You don’t have to become a marketer. You follow the playbook and tell us what’s working.
- Vendor relationships: You get access to our negotiated pricing and direct lines with Abodu, Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, Tuff Shed, and James Hardie materials. These are the brands serious ADU buyers research before calling anyone, and you’ll be able to offer them without a markup headache.
- Technology support: Our scheduling, quoting, and customer communication software is maintained and updated for you. If something breaks, you call the same support line your customers call, and a live person answers.
- National brand campaigns: Cedarwell and Seedling run brand-level marketing that warms up the market before your local ads even start. When a homeowner sees the name Seedling and then searches in their town, you benefit from that recognition.
